ParticipantMy brother and I run a small printing shop out of a warehouse in Queens. Our lease includes the side yard for deliveries, and we’ve used it every day for six years. The building changed hands a few months ago, and the new owner put a fence across the yard, then sent us a default notice for parking delivery trucks there. There’s no way to get the larger paper rolls and equipment through the front entrance. Now they’re saying the fence comes down only if we sign a new lease at a much higher rent. I need a commercial real estate dispute lawyer before they try to force us out. Who should I hire?

ParticipantThat sounds a lot less like a parking argument and a lot more like pressure to rewrite the lease. The new owner already knows the yard keeps the shop running, which is probably why they picked that spot to squeeze you. Call the New York City Bar Legal Referral Service and tell them you need someone who handles commercial lease litigation for tenants. Make sure the referral is for a lawyer who can deal with the default notice and blocked access, not just negotiate a future lease.
